EV Charger Connectivity Explained: Cellular, Wi-Fi, and Ethernet for HOA Charging Stations

Why Connectivity Matters for Your Chargers

Most EV chargers installed at HOAs and condos today are "networked," meaning they connect to the internet so they can do the things a board actually cares about: track who charges, bill residents for the electricity they use, share limited electrical capacity across several ports, and receive automatic software updates. A non-networked charger is just an outlet on the wall. A networked charger is only as good as its connection to the internet.

When that connection drops, the consequences are practical, not just technical. Billing stops recording sessions, so the association either loses revenue or has to estimate charges. Load management, the feature that keeps ten chargers from overloading a single circuit, can fall back to a slower default or stop working. And the installer loses the ability to diagnose problems remotely, which means a truck roll and a service fee for something that could have been fixed from a laptop.

There are three ways to get a networked charger online: a built-in cellular connection, the building's Wi-Fi network, or a hardwired Ethernet cable. Each has a different cost, reliability, and set of trade-offs. Choosing the wrong one for your site is one of the most common reasons a charging project underperforms after installation.

Cellular: The Default for Garages and Remote Lots

This is the most common choice for multifamily properties because it does not depend on the building's own internet, and it reaches parking areas that are far from any office or clubhouse.

The trade-off is cost and signal. Cellular data is a recurring expense, usually $5 to $15 per port per month, though many charging-software vendors bundle it into a single subscription that runs $15 to $35 per port per month covering data, billing, and support. The bigger risk is signal strength. Underground and concrete parking structures are notorious dead zones, and a charger that shows full signal during a sunny-day walkthrough can struggle once the garage fills with cars and the network gets busy. The fix is usually an external antenna mounted where signal is stronger, which a good installer will test for before committing to cellular.

For most surface lots and above-grade garages, cellular is the simplest reliable option because it sidesteps the HOA's IT entirely. Just confirm the installer performs a signal test at the actual charger locations, not at the street.

Wi-Fi: Inexpensive but Situational

Wi-Fi connects the charger to the building's existing wireless network, the same way a laptop or phone would. Its appeal is cost: there is no SIM card and no monthly data fee, so it can shave $60 to $180 per port per year off the operating budget compared with cellular. For a charger mounted near a clubhouse, leasing office, or garage that already has strong coverage, Wi-Fi can be a sensible and inexpensive choice.

The problem is that parking areas are usually the worst-covered part of any property. Wi-Fi signals fade quickly over distance and struggle to pass through concrete and parked vehicles. A router in a clubhouse rarely reaches a carport 150 feet away. Reaching those spots often means adding access points or mesh extenders, and the cost of that networking work can erase the savings over cellular.

Wi-Fi also introduces management headaches that fall on whoever runs the association's network. When an IT password is rotated or the internet provider swaps the router, every charger can silently drop offline until someone reconnects it. Many boards prefer to keep chargers on a separate, dedicated network so a change to resident or guest Wi-Fi does not knock the chargers out. If your property lacks in-house IT support, weigh whether anyone will actually be available to troubleshoot a lost connection.

Ethernet: The Most Reliable, If You Can Run the Cable

Ethernet means a physical data cable, typically Cat6, run from the building's network directly to each charger. It is the gold standard for reliability. A wired connection does not fade with distance the way Wi-Fi does, is not affected by cellular dead zones, has no monthly data fee, and is the most secure option because there is no wireless signal to intercept.

The catch is installation. Running data cable to a distant parking area involves the same trenching and conduit work that drives up the cost of the electrical wiring itself, and a single Ethernet run is limited to about 100 meters (roughly 330 feet) before it needs a network switch to extend farther. Pulling cable across a finished parking lot after the fact is expensive and disruptive.

This is why timing matters so much. If the electrician is already opening a trench to run power to the chargers, adding a conduit for data cable at the same time costs very little extra, often a few hundred dollars, and gives the association the most durable connection available. Retrofitting Ethernet later can cost thousands. If your project involves fresh trenching, ask the installer to include a data conduit even if you plan to start with cellular; it is cheap insurance and keeps your options open.

How to Choose the Right Option for Your Property

Start with the site, not the brochure. In an underground or concrete garage, plan for cellular with an external antenna, or Ethernet if a trench is already being dug. For a surface lot or carport near a building with strong wireless coverage, Wi-Fi may be the cheapest path, while cellular remains the safe default for anything far from your network. When you are already trenching for power, add a data conduit regardless of which method you launch with.

Connectivity choice is also a budget question that outlives the installation. Cellular carries a monthly per-port fee that the association pays year after year, while Wi-Fi and Ethernet trade that recurring cost for a higher or more complex upfront install. Over a ten-year charger lifespan, those monthly fees add up, so factor them into your operating budget rather than treating connectivity as a one-time item.

Before signing, put a few specific questions to your installer so there are no surprises after the chargers go live.
