NACS vs CCS: EV Charging Connector Standards Explained for HOA Boards

Why EV Connector Standards Suddenly Matter to Boards
Boards planning a charging project keep running into an alphabet soup of plug names: NACS, CCS, J1772, the Tesla connector. The connector is simply the physical plug at the end of the charging cable, but choosing the wrong one feels risky. Could you leave residents unable to charge? Could a standards shift force a costly retrofit a year after installation? Those worries are reasonable, because the headlines about automakers switching standards make it sound like everything is changing.
Here is the good news. For the Level 2 charging that nearly every apartment, condo, and HOA actually installs, the connector question is far simpler than the news suggests. This guide explains the standards in plain terms, tells you what to specify in your project, and shows why the connector is one of the least risky decisions you will make.
The Connectors You Will Actually Encounter
Two things determine which plug a charger uses: the charging speed (Level 2 versus DC fast) and the connector standard. For a residential property, only a few names are relevant:
- - J1772 (SAE J1772): The universal Level 2 connector. Virtually every non-Tesla EV sold in North America over the past decade accepts it. This is the plug on roughly 95 percent of the chargers installed at multifamily properties today.
- - NACS (North American Charging Standard, SAE J3400): Tesla's connector, which became an open, non-proprietary SAE standard in 2023. It is a slim plug that handles both Level 2 and DC fast charging.
- - CCS (Combined Charging System, CCS1 in North America): The bulky DC fast-charging plug on most non-Tesla vehicles. You see it at highway fast-charging stations, rarely at homes or apartments.
DC Fast Charging Probably Does Not Apply to You
Multifamily charging is overwhelmingly Level 2, meaning 240-volt charging that delivers roughly 7 to 19 kilowatts and fully replenishes a typical EV overnight. That speed is a perfect match for residents whose cars sit parked for eight to twelve hours.
DC fast charging is a different animal. A single DC fast-charging port commonly costs 50,000 to 150,000 dollars or more once you account for the equipment and the heavy electrical service it demands, and it draws enough power to require utility upgrades. For that reason it almost never makes financial sense at a residential property. The much-publicized fight between CCS and NACS is largely a fast-charging and public-network story, so most of those headlines simply do not affect your project.
The Industry Is Moving to NACS, and Why It Barely Disrupts You
Starting in 2023, Ford, General Motors, Rivian, Hyundai, Honda, Nissan, Volkswagen, and nearly every other major automaker announced they would adopt the NACS connector. Many vehicles built from the 2025 model year forward ship with a built-in NACS port. SAE International published standard J3400 so any manufacturer can use the connector without relying on Tesla, which is what turned a proprietary plug into an industry standard.
This transition is mostly about DC fast charging and giving non-Tesla drivers access to Tesla's Supercharger network. For Level 2 charging at home and at multifamily properties, the change is gradual and is bridged by inexpensive adapters. A resident with a new NACS vehicle can plug into a J1772 charger using an adapter that typically costs 50 to 200 dollars, and Tesla drivers have used J1772 adapters for years. In practice, no driver gets stranded by a connector mismatch at a Level 2 station.
What This Means for Level 2 Charging at Your Property
Most networked Level 2 chargers from established brands such as ChargePoint, Enel X, and Wallbox still ship with a built-in J1772 cable, and that remains a perfectly safe, future-friendly choice. J1772 works with every EV on the road today, including Teslas and the newest NACS vehicles, as long as the driver supplies the inexpensive adapter their car may need.
Some manufacturers now offer NACS-connector versions of the same Level 2 chargers. Those work for everyone too, because adapters bridge the gap in both directions. The practical takeaway is reassuring: whichever connector you choose, you will not strand any resident, since cheap adapters cover any mismatch.
- - J1772 tethered chargers: the safest universal default today, compatible with all EVs when the driver brings the correct adapter.
- - NACS tethered chargers: increasingly available and also universal once adapters are used.
- - Treat adapters as the resident's responsibility, not the association's, just as residents supply their own charging cable habits at home.
How to Future-Proof Your Connector Decision
You do not need to gamble on which plug ultimately wins, because the connector is a small, swappable component at the tip of the cable. The expensive parts of any project are connector-agnostic. Focus your decision on the things that are hard and costly to change later.
- - Specify Level 2 networked chargers from established brands with strong warranty and support.
- - Choose chargers whose cable and connector are a field-serviceable, replaceable part, so a unit can be re-tipped to NACS later for a few hundred dollars rather than fully replaced.
- - Prioritize the underlying infrastructure — conduit, panel capacity, and load management — because wiring outlasts any connector trend.
- - In your RFP, ask vendors whether their chargers support both J1772 and NACS options and how a future connector swap would work.
- - Confirm the charger uses an open protocol such as OCPP so you are not locked to a single vendor's software or hardware.
Questions Boards Commonly Ask
Will Tesla owners be able to use our chargers? Yes. Tesla drivers have relied on J1772-to-Tesla adapters for years, and every Tesla ships with one, so a standard J1772 Level 2 charger already serves them.
Should we wait for the NACS transition to settle before installing? No. Waiting can cost you time-limited rebates and incentives and frustrate residents who want to charge now. Adapters already bridge both standards, so there is no benefit to delaying a Level 2 project over connector uncertainty.
Do we need to install DC fast chargers to stay current? Almost never at a residential property. The cost and power draw rarely pencil out, and Level 2 charging comfortably covers the overnight charging that residents actually need.
